Malmö develops a home-grown model for urban development

This concerns the allotment of land for affordable housing

The Swedish city of Malmö might have found a way out of plaguing housing shortages with the development of a new model called Mallbo. This is an abbreviation of Malmö Allemansrätt Boende (Malmö Public Law Housing) and according to authorities, it represents both a model and a tool that will allow achieving the goal of a more sustainable housing market.

The first land allotment has already been announced for the district of Hyllie

Through Mallbo, new methods are being tested for the construction of apartment buildings at a lower rental level in combination with a greater investment in social sustainability through added value and a focus on participation.

Now we are really trying to build rental apartments at a lower housing cost with a good living environment! Mallbo will be a home where all residents will be able to apply for and be allocated a Mallbo home. In the future, it should be a natural thing that all Malmö residents have the opportunity to request a home,” explained project manager Maria Montelius, as quoted on the municipal website.

She also specified that the aim of the initiative is to give socially minded property developers a chance to shine and contribute to creating a more inclusive city where everyone can feel welcome. The model is already being put in use as the authorities announced, on 16 June, that they are launching a land allotment tender in the southern district of Hyllie for the construction of 260 homes and an office building.

The rent that will be asked for in the new living spaces cannot exceed SEK 1,400 (EUR 137) per square metre annually. The low rent will be achieved by keeping constructions costs down, which in turn will be managed by lowering ground rent. It is also expected to build fewer parking spaces in exchange for providing more sustainable mobility infrastructure for the residents.

The area in question is close to several urban parks, public transport and entertainment options, in addition to proximity to the main city streets of Pildammsvägen and Annetorpsvägen. After considering the submitted proposals the beneficiary will be awarded in November.
